What is a PUD?

A planned unit development (PUD), is a type of building development and also a regulatory process. As a building development, it is a designed grouping of both varied and compatible land uses, such as housing, recreation, commercial centers, and industrial parks, all within one contained development or subdivision.



  • It can provide targeted zoning requirements if a developer opts in to the PUD. This addresses the concern of widespread zoning impacts across Town.
  • A PUD will provide an "accompanying developer commitment agreement" that outlines in writing, specific commitments made by a developer utilizing the PUD zoning.
  • The PUD still requires Town Meeting approval to allow a PUD in the ID2 zoning district.
  • Because the PUD Warrant Article will contain specific commitments, more information that is project specific can be provided to the public.
